New 1,300-home village planned for York, complete with school and sports pitches

Developers have unveiled plans for a new York village, complete with 1,348 new homes.

Now Barratt Homes, David Wilson Homes and Bellway Homes are asking for feedback on the village set to be built on fields north of Clifton Moor and the ring road.

“These exciting plans would deliver a vibrant new community including homes, a primary school, village centre, community facilities and extensive open green spaces and landscaping to serve new and existing residents of the city,” developers say.

The site

“This new village is a major opportunity to deliver much-needed housing for a range of first time buyers, families and downsizers, to help with York’s critical need for new housing.”

North of the A1237 outer ring road and west of the B1363 Wigginton Road, the site is currently agricultural fields. Developers say it has been identified as a Strategic Housing Allocation in the emerging York Local Plan.

As well as the homes, the village would include

  • a village centre and community facilities, including a green
  • a primary school
  • woodland and nature trails
  • sports pitches and children’s play areas
  • sustainable travel options, including bus links and a cycleway that links through to York via a ring road underpass.

The closest secondary school for older children would be Joseph Rowntree School.

How the village would look

Vehicle access would be “via the upgraded Clifton Moor Roundabout which will be delivered as part of City of York Council’s future dualling works to the A1237/Ring Road. A further access will also be provided via Wigginton Road,” the developers say.

They say they want to “engage with communities at the beginning of the project”.

That will begin with a public exhibition about the plans, to be held at Rawcliffe Recreation Association on St Mark’s Grove, Rawcliffe, on Tuesday, 12 September from 3pm-7pm.

“Firstly, we want to gain feedback and views, not just on the specifics of the planning application, but on themes and ideas for creating community spaces, delivers social value in practice, and even the name of the village,” the developers say.

“This will support our aim of building a thriving, healthy and sustainable community with wellbeing at its core.”

After the public consultation a planning application will be submitted to City of York Council this autumn, with a decision expected in autumn 2024.
