Masterplan drawn up for controversial 275 home estate in York

A masterplan has been submitted for a large housing estate to be built on green belt land in York.

YorkMix reported in October that developers Barratt David Wilson Homes won government backing for a 300-home estate between the LNER Community Stadium and New Lane in Huntington.

This was despite the site being earmarked as green belt in the draft local plan. One Huntington councillor, Keith Orrell said the decision was “devastating news for local residents who almost unanimously opposed this development”.

An application for the layout, scale, appearance, landscaping and access of the estate has now been submitted to City of York Council.

Under this materplan, the number of homes has been reduced to 275. The site would include two access roads from New Lane, pedestrian and cycle routes, and areas of open space.

There would be a mix of detached, semi-detached and small terraced houses, in these quantities:

  • 24 x one bed (9%)
  • 76 x two bed (28%)
  • 99 x three bed (36%)
  • 76 x four bed (28%).

“The mix proposed contains 30% affordable dwellings in the 1, 2, 3 and 4 bed category,” planning documents state.

According to a design statement, the site is 11.59 hectares (28.6 acres) in size. Of this, the area that can be developed is 6.45 hectares, giving a density of 43 dwellings per hectare.

A total of 4.11 hectares (10.17 acres) of open space is also incorporated in the plans.

“The open spaces created provide opportunities and space for sitting / informal play. The larger areas are appropriate for more formal play being larger in size and shape,” the developers say.

A Roman camp, designated as a scheduled monument, is found on the site close to the stadium.

It is one of only four identified camps closely associated to the Roman legionary fortress at York.

The planning statement says: “A greater public appreciation and understanding of the site can be achieved through access and interpretation which would result in an enhancement to the setting of the Roman camp Scheduled Monument.”
